Under the direction of the Facilities Manager, the incumbent will perform a wide range of maintenance tasks of IAIA facilities, vehicles, and/or equipment, including essential physical components material to the position and tasks often performed outdoors. The incumbent will also support IAIA's mission, vision, and core values.
ESSENTIAL POSITION FUNCTIONS: Complete in an accurate and timely manner a wide range of assigned maintenance tasks, work orders, and/or a project on IAIA facilities and grounds, which include but are not limited to:Maintenance of HVAC units including filter replacement and coil cleaning.Troubleshooting of HVAC system problems and repairs.Exhaust fan maintenance and repair.Preferred kitchen equipment maintenance and repair experience but not required.Preferred irrigation system maintenance and repair experience but not required.Roof inspections, maintenance, and minor repairs.Minor carpentry, painting, and drywall repairs.Assist with the assembly of furniture and fixtures.Assist in the maintenance and upkeep of IAIA vehicles.Complete assigned errands for the department, such as the purchase of supplies or delivery of items/materials.Assist as necessary or assigned with the cleaning (custodial) of campus buildings, which includes trash pickup and interior building sweeping, mopping and cleaning.Responsible for the timely and accurate delivery of IAIA mail in-house.Responsible for general upkeep of Campus grounds and snow removal.Assist with meeting and conference set-ups and clean up afterwards.Complete other duties as assigned, such as assisting with installations as needed or deemed necessary.REQUIRED EXPERIENCE/EDUCATION: Must have a high school diploma and at least 2 years of direct and comparable maintenance experience of a large facility and or school. Must have a current and valid NM driver's license. Must have a clean driving record, to be bondable to drive an IAIA vehicle. Must have an acceptable background check result.
REQUIRED COMPETENCIES (SKILLS/KNOWLEDGE/ABILITIES): Knowledge of basic safety procedures relating to building maintenance and the use of power tools.Knowledge of the proper operation of hand tools and power tools, including their design, use, repair, and maintenance.Knowledge of basic plumbing maintenance.Knowledge of basic carpentry, sheetrock repair and painting.Knowledge of basic floor care, using high-speed buffers, and carpet cleaning.Knowledge in the proper operation of mowers, forklifts and other equipment as needed or the willingness and skill to be trained in the use of this equipment.Ability to communicate clearly and effectively with all levels and with all people and groups.Adhere to appropriate standards of conduct and ethics, including confidentiality, integrity, and honesty.Ability to follow directions and to adapt to changing work environments.Work respectfully with others; participate in pro-active problem-solving.Ability to work with minimum supervision and complete jobs as assigned in a timely manner.Practice safe and responsible work habits to ensure own and others safety.Complete other job-related duties as assigned.WORKING CONDITIONS: Tasks are performed in varied external climates, which may vary from extreme cold to hot or inclement weather.Tasks are also performed in interior environments that may contain dust, fumes, and/or particles.Duties require the ability to reach, stoop, bend, and/or crawl.Duties require the ability to move and/or maneuver items weighing up to 50 lbs.Duties require the ability to stand for extended periods of time.Duties require the ability to effectively and safely use a wide range of maintenance tools.Duties require the ability to climb ladders to complete tasks, which may include climbing to the roofs of buildings.Ability to complete all the physical dimensions and demands of the position.
