The Global Real Estate (GRE) team consists of more than 400 employees, executing 13,000 capital projects per year globally totaling nearly $2 billion a year in design, construction and capital investment. The Design & Construction - Project Management Team Lead - Latin America Vice President , will provide oversight and be accountable for managing multiple Real Estate Design and Construction projects of varying size and complexity for our corporate offices within the Latin America region & will oversee the regional project managers.
Candidate must possess strong team and project management skills and be familiar with all phases of Real Estate Project Management activities, including, but not limited to, program development, budgeting and estimating, planning and design, scheduling, knowledge of furniture systems, procurement of design and construction vendors, conflict resolution, cost negotiations, project implementation, oversight and project close-out.
Candidate will be responsible for managing regional team members and coordinating all required activities during the course of the projects through the conceptual planning, programming, engineering, construction, furniture procurement and installation, security systems, IT structured cabling, user occupancy and final project close-out and turnover to JP Morgan Chase facilities in a timely, efficient and cost effective manner. Candidate will monitor design and construction activities to insure that all phases of the performance of the work is done in accordance with established standards, contractual agreements, and as expeditiously and economically as possible.
This position will manage project requests relating to repositioning programs, renovating and reconfiguring office space,
replacement or upgrading building infrastructure and support systems, and relocating staff. The Project Management Team Lead will work within a clear set of policies and procedures to execute the required tasks. This candidate must be able to communicate with senior management and associates at all levels.
This position reports to Design and Construction Latin America and works closely with the corresponding Regional Real Estate Manager who leads the Latin America.
Program/Project Management
- Deep knowledge of construction industry and managing large scale projects for high profile clients such as JPMC
- Experience working with industry-leading consultants, construction managers, subcontractors, vendors, etc. and ability to work with them to deliver high quality programs
- Provides direct support to project managers who manage design and construction projects
- Manages and organizes project workload distribution among existing team to ensure project deadlines are being met
- Ensures competitive pricing on all contracts through the use of JPM sourcing and following policy on bidding guidelines
- Work with project managers to reduce costs on projects being submitted through potential scope and specifications changes
- Responsible for coordinating with vendor management, sourcing in the management and selection of vendors with internal partners (Design, IT, AV, FF, etc.)
- Monitoring build progress, overseeing finance and ensuring project quality
- Making strategic decisions and providing leadership and direction to project managers to implement those decisions
Organizational and People Management
- Exceptional time management skills and the ability and presence of mind to escalate issues when required
- Works with GRE partners, Line of Business (LOB) executives on new projects and provide project support on new deals
- Ability to partner across business areas within JPMC to reach a common goal (both within Global Real Estate, as well as other JPMC partners - i.e. GTI group, etc.)
- Provides resources to support all projects, from minor moves and remodels to major renovations as well as infrastructure projects
- Develops and implements operational plans, actions and programs in support of long-term business objectives
- Ability to motivate Project teams to produce best results
- Ability to manage and motivate a fully outsourced team
Financial Management
- Proven track record of managing simultaneous capital projects, ranging from $30,000 to more than $100MM
- Expertise in building and managing detailed construction budgets and schedules, logistics plans, and change management protocols, etc.
- Ability to balance meeting budgets with quality and timeliness
QUALIFICATIONS:
- Bachelors or Master's Degree, with preference for Construction, Engineering, Architecture or Business
- 10+ years of work experience, working in Real Estate or Project Management preferred
- Strong ability to work with clients at all levels of the organization
- Conversational and reading capabilities in Portuguese are desirable
- Must possess strong conflict management, communication, organizational and negotiating skills
- Strong working knowledge of full MS Office suite, with excellent financial modeling/management skills in Excel
- Availability to travel within the region as needed to visit project sites
